11:50 probably cheaper to move your whole family to alabama than move to their area. 29:49 part of the reason its so expensive to built your own home is the same reason the land in a city is worth more than the house. the stuff that is under your house that nobody thinks about is very expensive. this is what the developer does. buys a big chunk of land and gets a big loan to lay down the electric, gas, sewer, water, internet, and anything else people might expect the home to be able to do. might cost millions depending on where it is. then subdivides the now 'developed' land and sells the houses. the amount he paid to get those utilities is folded into the cost of each home. i was going to build a house out in the mountains of virginia on a chunk of land i wanted to buy. 20 acres at only 40k...sweet deal right. turns out it would have cost 70k to clear and grade the land, then another 600k to get just electric and gas brought to the land and another 15k on top of that for hookups and inspection. 20k+ to have septic installed or 100k+ to get hooked up to nearest sewer, plus a few since we are not on incorporsted region. 50k+ for water well, piping, connection pump and filtration system then 200-500k to build the home. the home itself was less than the cost of development the custom builder suggested i go in with friends and family if i wanted to do something like that cause the price changes very little for the development if its 1 home or 20k homes.

Caught the stream on and off, didn't have a good time to mention it during, but the housing market having ridiculous prices actually may not just be the fault of "speculators" and "investors". I saw a video that pointed out how property taxes typically goes to local schools, and a few other varying government expenditures. The government entities that manage this money from property tax have been taking out loans, with the price of housing in the area as collateral(since their "income" is based on their local property values). This had formed a positive feedback loop of property values being raised both through government(inflation and valuation) and investors, which is why we see many cases of housing being unobtainable for the people living in the region. Housing within an area never should exceed the median income of the area by much, and this acceleration in values is due to this weird alliance between real estate markets and government money. Where does this go? Well, those loans pay for a number of things, one of which is pension money. Uhuh, you guessed it, 2008-2009 #2 boogaloo. When real estate prices collapse, it won't just affect the housing market, but also government pensions such as teachers. This would also potentially spill into other government funding such as with municipal bonds possible getting rated lower, or even defaults. Pensions would probably be one of the first things to go with the market, followed by a stock market readjustment, based on total assets in the market(all those real estate properties decreasing means total net valuation of markets drops). I would suspect banks would be the next most at risk, the 08/09 saw one big bank die, and we may see more. It sucks that housing prices being more fairly adjusted will come with so much market turmoil, but it is to be expected when things get this crazy.
